HOA maintenance in Nieuwegein, a regular handyman for your owners' association

A regular handyman for your owners' association: small maintenance jobs on the stairwell, entrance, doors and window frames.

I do the small maintenance jobs on the shared parts of a building for an owners' association (VvE) in Nieuwegein and the surrounding area: the stairwell, the entrance, doors, window frames, painting and tiling. I work for the board or the managing agent. I do not draw up a long-term maintenance plan or manage the association.

What I do for you

I work in Nieuwegein and Utrecht, and for a bigger job further out into the region.

How I go about it

  • Doors, locks and door closers in the entrance and stairwell that stick or no longer close properly.
  • Painting the stairwell, the hall and the storage corridor.
  • Repairing tiling and sealant in shared spaces.
  • Repairing or replacing window frames and doors in the shared parts.
  • Working through several items on the board's list in one visit.

An owners’ association has a list that never runs empty: an entrance door that no longer closes by itself, paint flaking in the stairwell, a loose tile in the hall. For those items you can bring me in as the regular handyman, for the association itself or for the managing agent who arranges the maintenance. I do the work myself and regularly bring help along when a job calls for it. What I do for landlords is on the page for landlords and HOAs.

What I do and what I do not

I do: the hands-on work on the shared parts of the building. Doors and locks, window frames, painting, tiling and sealant, and the small repairs a resident is not allowed or does not want to do. For separate jobs inside an apartment, see handyman and maintenance. If you let homes in the building yourself, their maintenance is under property maintenance.

I do not: draw up a long-term maintenance plan, make the budget or handle the management and administration of the association. That is work for a managing agent or a firm that makes these plans. I carry out the maintenance that follows from it, or that the board asks for in between.

Why an association has to set money aside

Since 1 January 2018 every owners’ association of a residential building has to put money aside each year in a reserve fund. Under article 5:126 of the Dutch Civil Code (in Dutch) that is at least the amount from a long-term maintenance plan adopted by the general meeting, or otherwise at least 0.5 percent of the rebuild value. Such a plan covers at least ten years and is no more than five years old (read on 27-10-2026). That plan is the job of the board and the managing agent. My part starts when the work has to be carried out.

Who decides in your association

The general meeting of owners is the highest body of the association, the board carries out its decisions, and a managing agent often takes over the administration and finances (VvE Belang, in Dutch). I get my instructions from the board or the managing agent. That way everyone knows who ordered the work, and the invoice goes to the association and not to the resident who called.

Which parts of the building belong to the association is set out in your deed of division. The facade and roof are shared. For window frames in the outer facade it differs per deed, so check that before I replace one. For the replacement itself, read more under window frame replacement.

A small association in Utrecht

The municipality of Utrecht has a VvE desk that gives free advice, also to small associations that are not running well yet (Utrecht municipality, help for your VvE, in Dutch). For questions about rules, reserves or subsidies, that is the place. Once the list of what needs doing is clear, you can call me.

How it works

The board or the managing agent sends the list, with a photo per item and where in the building it is. You then get a price per item, and hear which items I can do in one visit. On the day I cover the stairs and floor, and clean up so the stairwell can be used again the same day. If more turns out to be behind an item, I put that to the board first.

Send the list through the contact page.

What sets the price

With an owners' association the price is rarely in one small job. It is in how the items are spread over the building and whether the work can go on while residents pass by. A list done in one visit therefore saves more than separate call-outs.

What it comes down to

  • How many items are on the list and where in the building they are.
  • Whether it is a single repair or a recurring round.
  • The height of the work, such as a stairwell over several floors.
  • Whether the work can be done while residents keep using the stairwell.

What is included

  • Going through the list up front, so it is clear what fits in one visit.
  • Covering the floor and stairs where I work.
  • The building materials, which I usually buy myself.
  • Cleaning up, so the stairwell can be used again the same day.

What comes on top

  • Drawing up or updating a long-term maintenance plan (MJOP).
  • The management, administration or budget of the association.
  • Work on the gas pipe.
  • Follow-up work that only shows once something is opened up. I put that to the board first.

Send a few photos of the situation and say briefly what you want. Then you hear from me what it will cost in your case, itemised and with no strings attached.

Also in these towns

I work out of Nieuwegein and come to the whole region. These are the towns with a page of their own.

Frequently asked questions

Do you draw up a long-term maintenance plan (MJOP)?

No. A long-term maintenance plan, the budget and the management of the association are not what I do. For that an association has a managing agent or a firm that makes these plans. I carry out the maintenance that the board or the managing agent asks for.

Who gives me the job?

The board or the managing agent of the association, not an individual resident. That way it is clear who ordered the work and who gets the invoice. A resident is of course welcome to call me to report something.

Which parts of the building belong to the association?

That is set out in the deed of division (splitsingsakte) of your building. The facade and roof are shared, and usually the stairwell and entrance as well. For window frames it differs per deed. If in doubt, check the deed before you have me replace a frame.

What does the maintenance cost?

That depends on how many items are on the list and whether I can work through them in one visit. Send the list with a photo per item and you get a price per item.

Do you also do larger projects from the maintenance plan?

Painting, window frames and tiling I can also carry out as a larger job. Planning and budgeting it stays with the board or the managing agent. Work on the gas pipe or the fuse box I leave to a registered installer and a certified electrician.

What customers say

“I am very happy with how Dido carried out the work. I had a leak and mold problem in my kitchen sink. He replaced the faucet, sink, and parts of the installation. The result turned out very nicely. Dido is very knowledgeable and very solution-oriented. I will definitely hire him again for other jobs.”

Tell me briefly what is going on

Three short steps. I look at it and call you back to talk it through.

Step 1 of 3: who you are and how I reach you
Step 2 of 3: what needs doing

The more concrete you write it down, the better I can judge what it is going to cost.

Step 3 of 3: where you are

I would rather give you a call. Your email address is only there in case I cannot reach you.
