Roof window installation in Nieuwegein

A roof window in a tiled roof, from lifting the tiles to the leadwork outside and the finishing inside. I also replace an old roof window that leaks or draughts.

I fit roof windows in tiled roofs: lift the tiles, set the frame, finish the leadwork around the window and trim everything out inside. I also replace a roof window that leaks, draughts or no longer closes properly. If scaffolding is needed, I arrange it.

What I do for you

I work in Nieuwegein and Utrecht, and for a bigger job further out into the region.

Roof window installation by DZRMS, completed work in Nieuwegein

How I go about it

  • Fitting a roof window in a tiled roof: tiles off, frame set and the tiles laid back neatly around it.
  • Replacing an old roof window that leaks, draughts or no longer closes properly.
  • Finishing the leadwork around the window, because that is where it stays watertight.
  • The trim on the inside, until the window sits neatly in the slope.
  • A roof window in an attic that becomes a room or a bathroom.
  • Scaffolding arranged by me when it is needed.

A roof window brings daylight into an attic that has none. It is also a hole in your roof. What it is worth depends on what happens around the window and not on the window itself. I fit roof windows in tiled roofs in Nieuwegein and the surrounding area, and I replace old ones that leak or draught. Roof window and skylight mean the same thing here: a window that sits in the slope of the roof.

What else I do and do not do on a roof is on the page about roofing and roof renovation. This page is about the window.

How a roof window is fitted in a tiled roof

I start by measuring, inside and outside. Inside you see how the rafters run and where the window will sit. Outside you see which tiles have to come off and how the roof is built up.

Then the tiles come off and the opening is made. If it falls neatly between two rafters, it is simple work. If a rafter has to be cut, framing goes in around the opening and the construction is adjusted. I want to know that before the roof is open, not after.

Then the frame. It is set, fixed and connected to the roof build-up. The leadwork goes around it, and the tiles are laid back neatly around that. This is the part that counts. A roof window rarely leaks through the glass. It leaks at the connection, so that is where I spend the most time.

Inside I finish with the trim. The frame then sits in the slope and the inside is closed and neat, ready for plaster or paint.

Replacing a roof window

A roof window that leaks, draughts or no longer closes does not always have to be replaced. Moisture on the inside of the glass is often condensation. That comes from a cold room, too little ventilation or too little insulation around the window. Then the window is fine and the surroundings need attention.

If the cause is in the window or the connection, I take the old roof window out and fit a new one. I finish the connection to the tiles and the trim inside straight away. One thing I always look at is the timber around the opening. A window that has leaked for years often leaves moisture in the wood. You only see that once the window is out, and I repair it before the new window goes in.

Roof window or dormer

A roof window gives light and fresh air. A dormer also gives space: headroom and floor area where the slope is otherwise too low. If you only want to fix a dark attic, a roof window is usually enough. If you want a real room where you can stand upright, you are looking at a dormer. How that work goes is on the roofing page. If you have a flat roof, I do not fit a roof window there but a roof lantern. You can read about that under sunroom and skylight.

A roof window in an attic that becomes a room

Many roof windows go in because an attic becomes a room. The roof window is then one part of a bigger renovation: insulation, floor, walls and electrics. I also look at the headroom and the stairs, because that is where an attic conversion most often gets stuck.

It is the best moment to insulate too. If the roof is open anyway, fitting the window and the insulation of the roof can be done in one go. If it is part of a larger plan, that is covered under renovation.

A roof window also works well under the roof in a bathroom. A bathroom under a sloped ceiling needs light and ventilation. I have done a bathroom under the roof with wall tiles, a shower tray, taps and a designer radiator. For the wet work, see bathroom renovation.

Scaffolding

Work on the outside of a roof sometimes needs scaffolding. That depends on the height and the access to the roof. If scaffolding is needed, I arrange it. The cost is a separate item in the quote, so you can see what the window costs and what the scaffolding costs.

And the windows in the facade

A roof window is a frame in a sloping surface. If you also want the windows in the facade replaced, that is covered under window frame replacement.

How we get started

You send me a few photos of the roof, of the attic from inside and of the spot where the window should go, through the contact page. I tell you what I see, what I still need to know and whether this is work for me. Then I come to look, and you get a quote that says per item what I do and where uncertainty remains. With a roof, the uncertainty is almost always under the tiles.

What sets the price

A roof window is a hole in your roof that has to be closed again. So the price sits in what happens around the window: the opening, the tiles, the leadwork and the inside. Which window goes in and who supplies the materials, we agree beforehand.

What it comes down to

  • The type and size of the roof window, and how it opens.
  • Whether there is already an opening or whether a new one has to be made. A window that replaces an old one is less work.
  • Whether the opening fits between the rafters or whether the timber has to be altered.
  • The type of roof tile and whether the tiles around the window can be laid back neatly.
  • Whether a ladder is enough or scaffolding is needed.
  • How high and how accessible the roof is.
  • The finishing inside: trim, plaster and windowsill.
  • When replacing: the condition of the timber and leadwork around the old window, which you only see once it is out.

What is included

  • Measuring up and a quote that says what I do.
  • Lifting the tiles and laying them back around the window.
  • Setting the frame and finishing the opening.
  • The leadwork around the window.
  • The trim on the inside.
  • Taking away the old window and the waste.

What comes on top

  • Scaffolding. If it is needed I arrange it, and it is a separate item in the quote.
  • The permit application and fees, if they apply to your home.
  • A structural calculation, if the roof construction changes.
  • Painting the trim, unless we agree it.
  • Putting right damage that only shows once the tiles are off, such as rotten or damp timber. That goes in the quote as a separate item.

Send a few photos of the situation and say briefly what you want. Then you hear from me what it will cost in your case, itemised and with no strings attached.

Also in these towns

I work out of Nieuwegein and come to the whole region. These are the towns with a page of their own.

Frequently asked questions

What does it cost to fit a roof window?

It depends on the type and size of the window, on whether there is already an opening in the roof and on what has to happen around that opening. A window between two rafters is different work from one where the timber has to be altered. If scaffolding is needed, it is a separate item in the quote. I do not give a figure before I have seen the roof and the attic.

How long does it take to fit a roof window?

An open roof has to be closed before it rains, so the weather counts. How long your roof takes depends on the size, the construction and the finishing inside. I go through that with you beforehand.

Do I need a permit for a roof window?

Sometimes yes, sometimes no. It depends on where it goes on the roof, whether your home is a listed building or in a protected townscape, and what the municipality's environmental plan says. The Omgevingsloket, the government's online permit portal, has a permit check that shows what applies to your address. Check that before the work starts. I am happy to help you work it out, but the application is made in the owner's name.

Is fitting a roof window difficult?

Setting the window is the smallest part. The work is in the connection: the tiles around it, the leadwork and an opening that suits the construction. A mistake there only shows in the first heavy rain. Working on a roof also carries risk.

My roof window leaks. Does it have to be replaced?

Check first whether it really is a leak. Moisture on the inside of the glass is often condensation, from a cold room, too little ventilation or too little insulation around the window. If it is a real leak, it is usually in the connection to the tiles, the leadwork or a sealant joint. I look at the cause before I say the window has to come out.

What is the difference between a roof window and a dormer?

A roof window sits in the roof slope and brings light and air. It does not give you more space. A dormer is an extension of the roof, which gives you headroom and floor area in one place. That is bigger work: structural changes and sometimes a permit. Which one suits you depends on what you want to do with the attic.

Can you fit a roof window in a flat roof?

I fit a roof window in a tiled roof. For daylight in a flat roof I fit a roof lantern, which is covered on the page about sunroom and skylight. Bitumen work on a large flat roof I leave to a roofer. Send a photo of your roof and I will tell you what is possible.

What customers say

“I am very happy with how Dido carried out the work. I had a leak and mold problem in my kitchen sink. He replaced the faucet, sink, and parts of the installation. The result turned out very nicely. Dido is very knowledgeable and very solution-oriented. I will definitely hire him again for other jobs.”
