Water damage repair in Nieuwegein
A floor, subfloor or wall that water has damaged taken out, and built up again until it looks right.
After a leak or water damage I take out the damaged floor, subfloor and walls and build them up again until it looks right, in Nieuwegein and Utrecht. That can be a wooden floor, a bathroom with mould or a wall with damp. The repair only starts once the source has been stopped and the surface is dry.
What I do for you
I work in Nieuwegein and Utrecht, and for a bigger job further out into the region.

How I go about it
- Replacing a floor after water damage: the damaged floor and subfloor out, a new subfloor in and the new floor on top.
- Repairing walls that water has damaged, including the plaster.
- Stripping out a bathroom or toilet with damp and mould in it, and building it up again.
- Repairing mould patches and wall damage in a home.
- Finishing the repair with plaster, paint, skirting boards and a new floor.
- Putting a home right after a leak, with one point of contact.
Water works slowly. After a leak the home often still looks reasonable, while the subfloor is wet and the wall behind it is drawing damp. Repairing water damage is therefore more than laying a new floor. It means finding out what the water has damaged, taking that out and building it up again. I do that in Nieuwegein, Utrecht and the towns around them, as part of a renovation or as a job of its own.
The source first, then the repair
Repairing on a wet surface solves nothing. Plaster does not stay on a wall that draws damp, and a new floor on a wet subfloor starts to lift or smell again. So two things come before the repair.
The first is that the leak has been fixed. Who does that depends on the cause: a pipe, a roof, a sealant joint. The second is that the structure is dry. That can take weeks and you cannot rush it.
Is there water in your home right now? If it is a pipe, turn off the water at the main stopcock (hoofdkraan), take photos and call your insurer. I only work on the repair once the water has stopped.
What I repair
I take out the damaged floor, the subfloor and the walls and build them up again until it looks right. With a wooden floor I have taken the old floor out, laid a new subfloor and fitted the new floor on top.
If there is mould in a bathroom or toilet, I strip out what is damaged and then build it up again.
Replacing a floor after water damage
Wood and laminate expand when they get wet. A floor that bulges, sounds hollow or has mould usually has to be replaced. A floor that still looks fine from above can be wet underneath, so I look at the subfloor as well.
After that you choose what goes on top. A wooden floor, laminate or vinyl. If the base is not level I level it first, because a floor that is a few millimetres out is something you hear at every step later.
How much of the floor gets replaced can also be a conversation with your insurer, especially if the floor runs through several rooms. I do not decide that. What I can do is say what has to come out from a technical point of view.
Walls and plaster
A wall that water has damaged has to be dry before it is closed up again. After that I repair the plaster, finish it flat right into the corners and get the wall ready for paint or wallpaper.
Mould and damp patches
Mould is almost always a result. There is damp, and damp comes from somewhere: a leak, a cold spot where moisture condenses, a room without ventilation. Scrubbing it away helps for a while, until the damp returns.
With a repair the cause has to be known and gone. If the material is soaked through, it comes out. After that I build it up. If the damage was in a bathroom or toilet, the repair often turns into a bathroom renovation, because pipes, tiles and drainage are open anyway.
If it is an insured loss
If you have an insured loss, call your insurer first, before anything is removed. You deal with the insurer yourself. Take photos of the damage and of where the water came from. Keep receipts and quotes.
A few things to know. Fixed floors usually fall under buildings insurance and loose ones under contents insurance. Damage from a burst pipe is more often covered than damp that builds up slowly, and the mould itself is usually not paid out. Your policy decides what applies to you. If you are unsure, ask your insurer or an adviser.
How it works
You send a message through the contact page with photos of the damage. I come and look, and go through with you what has been damaged and what has to come out. After that you get a quote that says per item what I do. If more turns up during demolition than we saw, I discuss it with you before I carry on.
I work in Nieuwegein, Utrecht, IJsselstein, Houten and Vianen. If it is a dripping tap or sealant that has come loose, look at handyman and maintenance.
What sets the price
With water damage the price sits in what the water has damaged and not in what you can see. A floor that looks fine from above can be wet underneath, and only when it is out do you know how much has to be replaced. That is why I look first and put in the quote which items I replace.
What it comes down to
- How much has been damaged, and which layers: only the floor, the subfloor too, or the walls as well.
- The type of floor: wood, laminate or vinyl. That decides what has to come out and what goes back.
- How deep the water got, because only when the floor is out do you see how far the damage goes.
- Whether the leak has been fixed and the structure is dry. Only then does the repair start.
- Whether a bathroom or toilet is involved, because that adds plumbing and tiling.
- How much finishing comes with it: plaster, paint, skirting boards.
- How easy the space is to reach for materials and for taking away demolition waste.
What is included
- Looking at the damage on site and a quote that says per item what I do.
- Taking out the damaged floor, subfloor and wall finish, and removing the demolition waste.
- Building a new subfloor and floor back in, levelling where needed.
- Repairing damaged plaster and getting the wall ready for the finish.
- Leaving the home tidy.
What comes on top
- The payout and the handling with your insurer. What is covered depends on your policy.
- Removing asbestos, which is a job for a certified company.
- Putting right faults that only show up during demolition, unless we agree that separately.
- The sanitary ware, tiles or floor themselves. Who supplies the material, we agree beforehand.
- Moving furniture or temporary storage for your belongings.
Send a few photos of the situation and say briefly what you want. Then you hear from me what it will cost in your case, itemised and with no strings attached.
Also in these towns
I work out of Nieuwegein and come to the whole region. These are the towns with a page of their own.
Frequently asked questions
What should I do if I have water damage?
Make the water stop. If it is a pipe, turn off the water at the main stopcock (hoofdkraan), and have the cause found and fixed. Take photos of the damage before anything is removed, and contact your insurer if you have a policy that covers it. Keep receipts and quotes. Only after that does the repair begin.
Does insurance pay for water damage to my floor?
That depends on your policy and on the cause. Fixed floors such as parquet, tiles or glued laminate usually fall under buildings insurance (opstal), loose floors under contents insurance (inboedel). Sudden damage, for example a burst pipe, is more often covered than damp that built up slowly. What your insurer pays I cannot say. That is in your policy.
Does the whole floor have to be replaced or only the wet part?
That depends on the type of floor, on how long it was wet and on how far the water got under it. If a floor runs as one piece through several rooms, replacing part of it is often awkward, because new and old do not match. I first look at what has been damaged and then say what has to come out.
Can a wet floor be saved?
Sometimes, if it was dried quickly and has not swollen. Wood and laminate expand when they get wet, and standard laminate is not resistant to moisture. A floor that sounds hollow, bulges or has mould usually has to be replaced. The subfloor can also have stayed wet, and you notice nothing until it starts to smell or grow mould.
Why does mould come back after I clean it?
Mould is almost always a result of damp, and the damp stays if the cause stays. A leak, a cold spot where moisture condenses, or a room without ventilation. Cleaning removes the patch and not the reason. If the material is soaked through, it has to come out.
How long does repair after water damage take?
That depends on how long the structure needs to dry and how much has to come out. Drying is often the longest phase, and you cannot speed it up by starting earlier. I only name a time frame after I have seen the damage.
What does it cost to repair water damage?
That depends on how much has been damaged and which layers: only a floor, or the subfloor and the walls as well. A bathroom with plumbing costs a different amount from an ordinary room. The finish counts too, because a new floor, plaster and paint are separate items. I do not name a figure without having seen the damage.
