Furnishing a rental property in Nieuwegein and Utrecht
A room or studio completely ready for the tenant: bed, wardrobes, kitchenette and lights assembled and placed.
I furnish rooms and studios for the next tenant: beds and wardrobes assembled, a kitchenette placed, lights hung and wall decoration in place. If I also do the renovation, the furnishing follows straight after.
What I do for you
I work in Nieuwegein and Utrecht, and for a bigger job further out into the region.

How I go about it
- Beds, loft beds and desks assembled and fixed to the wall where needed.
- Wardrobes, sliding-door wardrobes and PAX or IKEA wardrobes assembled.
- A kitchenette with a cupboard placed in a room or studio.
- Ceiling lights, pendant lights and wall lights hung and connected to an existing connection.
- Wall decoration, mirrors, shelves and curtain rails hung.
- A TV unit, coat rack or dining table assembled and put in place.
A room is only ready for a tenant when everything is in it: the bed put together, the wardrobe with doors, the lights on the ceiling. I furnish rooms and studios for landlords in Nieuwegein and Utrecht: I assemble and place what is delivered; who orders what, we agree up front. For the full picture see the page for landlords.
What I do in a room or studio
Beds and wardrobes. Beds with drawers underneath, loft beds and desks. Wardrobes with sliding doors and PAX wardrobes. Anything that has to be fixed to the wall, I fix. That applies above all to tall wardrobes and loft beds. More about the assembly itself is under furniture assembly.
Kitchenette. A kitchenette with a cupboard in a room or studio, placed where it belongs. Water and drain connections must already be there, or they need work first. That is part of the renovation.
Lights. Ceiling lights, pendant lights and wall lights. I hang them and connect them to an existing connection. Spots, lamps and sockets are part of the agreement we make up front.
Wall decoration and the rest. Mirrors, shelves, curtain rails and wall decoration. A TV unit, a coat rack, a dining table. If the wall is not smooth yet, I make it flat first and paint or wallpaper afterwards, so you do not see seams or bumps.
What that looks like
The clearest example is the house converted into rental rooms. Every room has its own shower, a kitchenette, a wardrobe and a bed. The wardrobes are wood-effect and the beds have drawers underneath. The kitchenette is white with a dark worktop and a sink with a black tap. In the attic rooms with sloped walls the wardrobes and kitchenettes are fitted into what was there.
The project home fully fitted out shows wardrobes with sliding doors in the bedrooms, beds with bedside tables, a TV unit with an electric fireplace and a dining table with chairs. I have also handed over rooms with beds and wardrobes assembled, a kitchenette, a shower and a built-in wardrobe, and rooms with a TV unit, coat rack and kitchenette.
Custom wardrobe or standard
In a plain rectangular room a standard wardrobe fits. In an attic room with sloped walls or in a niche, nothing standard usually fits. Then I make the wardrobe to measure, so no space is lost. You can read more under custom-built cupboards.
Small jobs in the same visit
Furnishing brings small jobs that fit into the same visit. Hanging a lamp takes little time when I am there anyway. The same goes for a stair gate that has to be fixed firmly at the top or bottom of the stairs, a curtain rail or a shelf. Put it on your list and I finish it in one visit. If there is more on that list, for example a sealant edge or a sticking door, that belongs under handyman and maintenance.
The same layout in every room
If you have several rooms you can give them the same set-up: bed, wardrobe and table in the same place. That is your choice. For me it means the work runs in the same order per room.
What to arrange beforehand
Measure the doorway, the stairwell and the height of the room before you order furniture. A bed or wardrobe that does not fit up the stairs in its box becomes a problem on the day of the assembly. Have the parcels put in the room where they belong, so nobody has to carry them through the house. And check at unpacking that everything is complete, because a missing screw or panel is better found a day before the work than during it. Who orders what, we agree up front.
Before or after the renovation
Furnishing comes at the end of a renovation, but you can also have it done separately in a property that is already finished. If demolition or tiling is still on the programme, that goes first, because there is no point assembling furniture while dust is still being made. What that involves is under renovating a rental property.
Send me the address, the number of rooms and what has to go in them through the contact page. Then you hear what I would do.
What sets the price
With furnishing, the number of rooms matters more than the number of pieces of furniture. A room takes the same steps even if there is only a bed and a wardrobe in it. With several rooms of the same layout the work runs in the same order.
What it comes down to
- The number of rooms and the number of wardrobes and beds per room.
- Whether it is standard furniture or wardrobes that have to be made to measure for a sloped wall or a niche.
- Whether a kitchenette has to be placed, and whether connections are prepared.
- The number of lights and pieces of wall decoration to hang.
- Access, for example carrying furniture up to an attic.
- Whether the rooms have the same layout, because then the work runs in the same order.
What is included
- A survey, or photos and measurements, first.
- Assembling beds, wardrobes and furniture.
- Fixing to the wall where that is needed.
- Hanging lights on an existing connection and hanging wall decoration.
- Clearing away the packaging and waste from my work.
What comes on top
- The furniture and appliances themselves. I assemble and place what is delivered; who orders what, we agree up front.
- Water and drain connections that are not there yet.
- An inventory list and the agreements with the tenant.
Send a few photos of the situation and say briefly what you want. Then you hear from me what it will cost in your case, itemised and with no strings attached.
Also in these towns
I work out of Nieuwegein and come to the whole region. These are the towns with a page of their own.
Frequently asked questions
What do you mean by furnishing a rental property?
That the room or studio is ready for the tenant who moves in. Usually that is the bed and wardrobes, a kitchenette, the lights and what belongs on the wall. What goes in is your choice as the landlord. I make sure it is assembled and in its place.
What does furnishing a rental room cost?
That depends on the number of rooms, what has to be assembled and how awkward the space is. A bed and a wardrobe in a plain rectangular room is different work from wardrobes in an attic room with sloped walls. I first look at the rooms, or at photos and measurements, and then calculate.
Do you also assemble IKEA and PAX wardrobes and beds?
Yes. I assemble wardrobes, beds, loft beds and desks and fix them to the wall where needed. Also when it is a whole home full of furniture.
Do you also hang lights?
Yes, ceiling lights, pendant lights and wall lights, connected to an existing connection. Spots, lamps and sockets are part of the agreement we make up front.
What do you put in a furnished rental room?
That is your choice. What I have assembled: beds with drawers underneath, wardrobes and a built-in wardrobe, a TV unit, a coat rack and a kitchenette. Which combination you pick depends on the tenant you want and on the space.
Do you paint or wallpaper the rooms before the furniture goes in?
Yes. If the wall is not smooth enough I make it flat first, so you do not see seams and bumps. I do that before the furniture is in, because painting around a wardrobe that already stands is double work.
Do I need an inventory list for a furnished room?
That is separate from my work, but it is sensible. At handover take photos of every room and make a list of what is in it, and have tenant and landlord sign it together. At the end of the tenancy you then know what was there and in what condition.

What customers say
“I am very happy with how Dido carried out the work. I had a leak and mold problem in my kitchen sink. He replaced the faucet, sink, and parts of the installation. The result turned out very nicely. Dido is very knowledgeable and very solution-oriented. I will definitely hire him again for other jobs.”

“An honest businessman who is happy to think along with you. During the renovation he also helped with other small things he hadn't come for. Recommended”
