Turnover maintenance for your rental home or room

Getting a rental home or room ready to let again between two tenants.

Turnover maintenance (mutatieonderhoud in Dutch) is refurbishing a rental home or room between two tenants. I do walls, floor, sanitary ware and sealant and clear up after my own work, so you have one point of contact to get the home let again.

What I do for you

I work in Nieuwegein and Utrecht, and for a bigger job further out into the region.

Turnover maintenance by DZRMS, completed work in Nieuwegein

How I go about it

  • Filling holes in walls, plastering smooth and painting or wallpapering.
  • Replacing a worn or damaged floor, in laminate or vinyl, with the skirting boards.
  • Renewing or repairing sealant, taps, shower sets and toilets.
  • Adjusting or replacing sticking doors, hinges and door furniture.
  • Renewing a bathroom or toilet when repair is no longer enough.
  • Clearing up and removing the dust of my own work.

A tenant gives notice, the next one wants to move in on a fixed date, and in between the home or room has to be back in order. That is turnover maintenance. It is work with a deadline, and every week the home stands empty is rent you miss. I do this for landlords in Nieuwegein and Utrecht, and you call me about every part. Everything I do for landlords is on the page for landlords.

What usually has to be done

Walls. Filling the holes from screws and plugs, filling cracks, plastering smooth where needed, and then painting or wallpapering. If a wall is not flat I make it flat first. Otherwise you see seams and bumps. More about wall finishing is under plastering.

Floor. Replacing worn or damaged floors. Laminate, vinyl or wood, with skirting boards and finishing at doors and thresholds. If the subfloor is not flat I level it first. Details are under laminate and vinyl flooring.

Sanitary ware and sealant. Old sealant out and new in, because old sealant lets water through. Replacing a dripping tap, repairing a shower set or toilet. If the bathroom is worn further, it turns into a bathroom or toilet renovation.

Doors and fittings. A door that sticks, a hinge that sags, a lock that runs stiff. I adjust or replace door furniture.

Clearing up. I clear up and remove the dust my own work makes. A final clean of the whole home is not part of it.

A room or a whole home

With rooms to let, a turnover is often one room in a property where the rest stays occupied. That means the walls and floor of that room, the sealant in the shower, and a wardrobe or bed that has to be repaired or replaced. I also assemble wardrobes and beds, which is under furnishing a rental property. For a whole rental home the list is longer, but the approach stays the same: look first at what is there, then agree what I do.

How I go about a turnover

Send me photos of the home, one per item, such as the living room, the bathroom, the floor and the wall with the holes. From the photos I can see which floor, which tap and what kind of wall it is, and that decides what I bring. Who supplies the material, we agree up front.

On the day itself I start with the points that might hide something, such as a sealant edge or a damp wall, not with the easiest ones. If something turns up, I stop, show you what I see and what it costs extra, and only then carry on. If something is better done by yourself, you hear that from me.

What is whose cost

As a rule of thumb normal wear and tear is for the landlord, and damage the tenant caused themselves is for the tenant. What exactly falls to whom follows from the law and your tenancy agreement. I do not rule on that. What I can do is build the quote per item, so the work on the wall and the work on the floor are separate lines on paper. Also take photos of the home at handover, for the next turnover.

When it is more than turnover maintenance

Sometimes a home turns out to need more than refurbishing: a bathroom that needs new tiling, a floor with water damage, or a room that deserves a new layout. Then it is renovating a rental property. You keep calling me. For a few separate points in an occupied home, handyman and maintenance is the page you want.

Send me the address, the photos and the date the new tenant has to move in through the contact page. Then you hear what I would do and whether it fits.

What sets the price

With turnover maintenance the difference lies in what the previous tenant left behind and what is behind the old finishing. A sealant edge is quickly replaced. A sealant edge with a loose tile behind it is more work. I tell you up front which points are open-ended.

What it comes down to

  • How many walls and ceilings have to be repaired and painted or wallpapered.
  • Whether the floor has to be replaced, and whether the subfloor has to be levelled first.
  • What has to be done to sanitary ware and sealant.
  • Whether something is hiding under the old finishing, such as mould or a loose tile.
  • The number of rooms or homes that can be done on the same visit.
  • Access, such as an upper floor without a lift.

What is included

  • Photos or a visit first, so I know what to bring.
  • A quote per item.
  • Repair of walls, floor, sanitary ware, sealant and door furniture.
  • Cleaning up and removal of the material my work produces.

What comes on top

  • A final clean of the whole home.
  • Work on the gas pipe.
  • Assessing and recovering damage from the departing tenant.
  • Larger materials such as a floor, sanitary ware or paint. Who supplies the material, we agree up front.
  • Follow-up work that only shows once something is opened up. I show you that first.

Send a few photos of the situation and say briefly what you want. Then you hear from me what it will cost in your case, itemised and with no strings attached.

I work out of Nieuwegein and come to the whole region. These are the towns with a page of their own.

Frequently asked questions

What is turnover maintenance?

The maintenance that happens between the moment a tenant leaves and the moment the next one moves in. The aim is to bring the home or room back to a condition in which you can let it easily. The order of the work matters, because the home has to be ready to let again.

What falls under turnover maintenance?

That depends on the home. Usually it means repairing and painting walls, replacing a floor, renewing sealant and sanitary ware and adjusting doors and locks. I go through with you what is needed and what is still fine.

What is the difference with repairs during the tenancy?

Repairs during the tenancy happen on the tenant's request. Turnover maintenance happens between two tenants, when the home is empty. For repairs during the tenancy look at property maintenance, for separate small jobs at handyman and maintenance.

Who pays, the landlord or the departing tenant?

As a rule of thumb normal wear and tear is for the landlord, and damage the tenant caused themselves is for the tenant. That follows from the law and your tenancy agreement, and I do not rule on it. I build the quote per item, so you can see which part belongs where.

What does turnover maintenance of a rental home cost?

That depends on what the tenant left behind and how much is worn. A home with a few holes and a sealant edge is a different job from a home with a floor that has to come out and a bathroom that has to be opened up. I look on site first, or at photos.

How do I keep the empty period short?

Send me photos of the home as early as possible, so I know what to bring. I give you a schedule up front. How soon I can start depends on my diary at that moment, so send a message as soon as you know a tenant is leaving.

What customers say

“I am very happy with how Dido carried out the work. I had a leak and mold problem in my kitchen sink. He replaced the faucet, sink, and parts of the installation. The result turned out very nicely. Dido is very knowledgeable and very solution-oriented. I will definitely hire him again for other jobs.”

Tell me briefly what is going on

Three short steps. I look at it and call you back to talk it through.

Step 1 of 3: who you are and how I reach you
Step 2 of 3: what needs doing

The more concrete you write it down, the better I can judge what it is going to cost.

Step 3 of 3: where you are

I would rather give you a call. Your email address is only there in case I cannot reach you.
